A defensible decision connects acquisition, operations, reserves and exit in one complete cost picture.
01 · Price is the beginning
The asking price must be read against comparable homes, condition, floor, outlook, occupancy and real negotiability. A lower price per square foot may reflect compromised geometry or required capital expenditure.
02 · Transaction costs
DLD registration, trustee or service-center charges, brokerage, finance costs, valuation, NOC and potential technical or legal review belong in a current closing model.
03 · Ongoing operations
Service charges, cooling, utilities, insurance, connectivity, maintenance, cleaning and potential management fees determine annual carrying cost. The official DLD Service Charge Index is a starting point, not a substitute for unit-level review.
04 · Reserves and refurbishment
Even an iconic address ages. Finishes, fitted elements, in-unit systems and furnishings need a realistic reserve, particularly where international-quality expectations apply.
05 · Exit costs and liquidity
Selling costs, existing finance, NOC, possible pre-sale refurbishment and time to completion should be considered at acquisition.
