Renewable ten-year Golden Residency after approval.
UAE · property Golden Residency
Choose the property. Then assess its residence value.
A purchase from AED 2m may open the property route to Golden Residency. Ownership, finance and qualifying value still need emirate-specific review. The property should make sense as an asset and possible home without the visa.
Which basis supports your residence?
Four Golden Residency routes, Dubai's two-year Taskeen and Green Residency for business partners follow different tests. Compare the purpose before the threshold.
THE ROUTE AT A GLANCE
One threshold. Different emirate tests.
Value, title, mortgage and off-plan payments must fit the responsible authority before signing.
Property value generally from AED 2m.
DLD assesses title, financing and payment through its own process.
At least AED 2m equity or paid off-plan amount under ADRO guidance.
UAE / DECISION COMPARISON
Dubai and Abu Dhabi are different property tests.
AED 2m in value is the starting point. Finance, paid equity and title determine actual eligibility.
Dubai / DLD
Title and finance
DLD lists property from AED 2m and title and mortgage records where relevant. Its page uses inconsistent language about paid amount.
DECISION CONSEQUENCEBefore reserving, confirm the qualifying amount and bank no-objection letter for the specific asset.
Abu Dhabi / ADRO
Equity matters
For mortgaged property, ADRO requires at least AED 2m in owner equity beyond the loan. Off-plan depends on amounts already paid.
DECISION CONSEQUENCEA price above AED 2m alone may fail with high leverage.
Dubai off-plan
Federal rule and Dubai evidence
ICP allows approved off-plan purchases from AED 2m in principle. DLD’s published visa service card asks for an electronic title deed and does not specify Oqood or one flat paid amount for off-plan.
DECISION CONSEQUENCEBefore buying, seek written DLD/GDRFA confirmation for the actual project, Oqood/registration, developer approval, payments and mortgage. No blanket promise for unfinished property.
Personal share / Taskeen
Two distinct statuses
GDRFA Dubai requires a joint owner's personal share from AED 2m for property Golden Residency. The shorter DLD Taskeen service lists AED 400,000 personal share for joint title and no value floor for sole title.
DECISION CONSEQUENCEDo not combine spousal shares. Choose two- or ten-year status separately by title, finance and life plan.
A Dubai transaction
Individual and agency
DLD registers Alexander Erber as broker BRN 97308 through KAYE & CO REAL ESTATE L.L.C., ORN 17029. NBF is not a brokerage.
DECISION CONSEQUENCEThe agency conducts brokerage, viewings and negotiation in Dubai. NBF connects the asset, residence and location decisions.
Abu Dhabi and other emirates require separately authorised transaction partners. Cost acquisition, DLD application, family and ongoing holding separately.
01 / STARTING POINTS
What could this route make possible for you?
A residence right is valuable when its effect fits your life, family or business purpose.
Choose location deliberately
Compare Dubai and Abu Dhabi by daily life, yield, liquidity and cost, not only the visa threshold.
Resolve finance before purchase
Test mortgage, paid equity and off-plan status with the competent authority before reserving.
The right role in the transaction
In Dubai, Alexander Erber can act as a registered broker through KAYE & CO; NBF coordinates the wider decision.

02 / LEGAL EFFECT
What the status grants. And what remains separate.
Residence, work, family and tax are not compressed into one promise.
ICP lists renewable ten-year Golden Residency without an individual sponsor for qualifying property investors. Owning property does not itself grant the permit.
What qualifies for this route.
Federal value threshold for qualifying property ownership.
Review DLD title, financing and mortgage evidence.
At least AED 2m equity or paid off-plan value under ADRO guidance.
04 / LIFE BEHIND THE PERMIT
Residence alone does not settle daily life.
Who may join you, what you may do locally and how tax is affected are three distinct questions.
Family and daily life
Spouse and children can join under their own application and evidence rules; ICP also names parents subject to the applicable procedures. Check status, cover, schooling and actual home for each person.
Work and business
Property ownership and Golden Residency do not issue brokerage, business or professional licences. Assess letting, active property business and other work separately for legal and tax purposes.
Tax position
A property purchase or visa alone does not establish personal UAE tax residence. Holding, letting and selling the asset, and any business activity, raise separate tax and reporting questions in the UAE and elsewhere; distinguish personal investment income from business activity.
05 / MAINTENANCE AND OUTLOOK
Keeping the status is part of the decision.
A sound plan considers admission alongside presence, renewal and the longer outlook.
Presence
Golden Residency is exempt from the usual six-month absence rule. Actual use of the home, tax residence and insurance remain separate.
Renewal and duties
Keep title, qualifying value, financing records and health cover for renewal. Confirm residence consequences before sale, refinancing or a project change.
Later status
The renewable ten-year permit is neither permanent residence nor automatic citizenship. Any later change of status requires a separate process.
06 / PROCESS AND COSTS
The next step begins before applying.
First assess home or investment purpose, emirate and asset risk; check title, valuation, mortgage or off-plan evidence with DLD or the competent authority before contracting. Alexander Erber brokers Dubai transactions only under his personal DLD registration BRN 97308 through KAYE & CO REAL ESTATE L.L.C. (ORN 17029); NBF is not a licensed brokerage. Other emirates need separately authorised partners. Cost the purchase, authority fees and family applications separately.

UAE / ELIGIBILITY AND EVIDENCE
Property evidence starts before the contract.
Dubai and Abu Dhabi differ particularly on mortgage and off-plan evidence.
01 / Before buying: asset and finance
Before reservation or finance commitment.
- Check registered owner, title and AED 2m value. Ask the relevant body to confirm combined qualifying value if using multiple properties.
- Dubai: DLD asks for a mortgage bank letter; its summary says AED 2m paid, while detailed terms ask for paid amount and balance. Resolve this in writing before commitment.
- Dubai off-plan: ICP accepts approved projects from AED 2m under the federal rule; DLD’s published visa service card asks for an electronic title deed and does not list Oqood as sufficient evidence. Confirm developer approval, provisional registration, actual payments and financing with DLD/GDRFA for the project.
- Abu Dhabi: at least AED 2m owner equity beyond mortgage; for off-plan, at least AED 2m already paid to an approved developer.
02 / Property evidence
After purchase or under an eligible off-plan contract.
- Dubai DLD: electronic title deed, passport, photograph, UAE ID and existing permit if held. If mortgaged, bank no-objection letter with paid amount and balance; GDRFA lists a DLD property-status statement or accepted valuation.
- Abu Dhabi fully owned: DMT-registered purchase agreement or DMT value certificate. Mortgaged: DMT value and search certificates confirming no judicial seizure. Off-plan: approved-developer agreement and proof of at least AED 2m paid to date.
- ICP entry permit: passport with six months' validity, personal photo, land-registry letter confirming at least AED 2m ownership and valid UAE health insurance.
03 / Hold and renew
During ownership and before sale or refinancing.
- Keep title, equity, mortgage balance, qualifying value and insurance current. GDRFA Dubai describes an ownership security during permit validity.
- Before sale, encumbrance or switching properties, confirm the status effect in writing; collect current registry and financing evidence for renewal.
DLD and ADRO are not interchangeable checklists. An AED 2m purchase price proves no approval; further asset or personal records may be requested.
07 / FIT AND LIMITS
When this route belongs on your shortlist.
A suitable permit serves a specific purpose. Where its rights or duties do not fit, comparison with another route begins.
The deciding question
Would you buy this specific property without the visa effect, and does its financing meet the relevant emirate's rule?
Where this route stops
An AED 2m price is no visa guarantee. Dubai DLD and Abu Dhabi describe different mortgage and equity tests. NBF does not guarantee an asset or approval; brokerage is supplied only through the agency authorised for the relevant jurisdiction.
08 / WHAT NBF EXAMINES
Connect property selection with the visa test.
NBF coordinates location, asset, finance, family and residence. Dubai brokerage operates solely through the licensed agency.
Asset
Assess location, quality, liquidity, ongoing cost and exit without assuming visa value.
Visa
Check DLD or Abu Dhabi value, mortgage, off-plan and title rules before buying.
Execution
In Dubai, Alexander Erber BRN 97308 through KAYE & CO ORN 17029; other emirates require locally authorised partners.
09 / SOURCES AND REVIEW
The basis for the decision stays visible.
Programme brochures can explain routes. Responsible authorities and the current case determine their legal effect and conditions.
